Ball State University Housing and Residence Life is seeking a motivated and skilled 1st Shift Building Mechanic to join our dedicated team on our beautiful and vibrant campus in Muncie, Indiana. This position plays a vital role in supporting the safety, security, and operational excellence of our residence halls, helping to create a comfortable and welcoming living environment for thousands of students.

As a key member of our maintenance team, this position is responsible for inspecting, troubleshooting, repairing, and maintaining a wide range of mechanical systems throughout the residence halls. This work directly impacts the daily lives of student residents and contributes to the overall success of the Housing and Residence Life program.

Work Schedule:

Wednesday-Sunday, August through April: 7:30 a.m. - 4:00 p.m.
Monday-Friday, May through July: 7:00 a.m. - 3:30 p.m.

Hours may vary depending on assignment needs, project timelines, and operational demands during the summer maintenance period.

What you'll do and what you'll bring:

Position Function: Under supervision, perform skilled and non-skilled duties related to facility maintenance, complying with appropriate regulations and codes.

Duties & Responsibilities:

1. Perform tasks related to the carpentry trade: construct, erect, remodel, maintain and repair building and facilities; general construction of walls, floors, ceilings and related areas; construction and repair of mill work and cabinetry; installations and repair of doors and door screens, windows and window screens, and related hardware; installation of metal, wood, and plastic moldings and trim, floor, wall, ceiling, coverings, and tile; removal and replacement of block, brick, and masonry surfaces; installation and repair of wall surfaces like drywall, plaster and paneling through final surface finishing; installation of all types of auxiliary hardware, counter, and solid surface material; installation and repair of all types of caulking and grouting; all other carpentry related tasks as needed or assigned.

Requires the physical ability to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, feel, talk, hear, detect odors, exert force in the same or opposite directions at the same time and exert in excess of 100 pounds of force occasionally, 50 pounds of force frequently, and 20 pounds of force constantly. Task requires visual ability to distinguish colors, read small print, see and read above and below eye level, and perceive depth. Task requires the ability to use hand, power, and table equipment, meters, computer hardware and software, filter mask, eye and ear protection, protective clothing, etc. Employee is exposed to inside and outside environmental conditions, noise, vibration, oils, etc. Task requires the mental ability to analyze, read and comprehend plans, scales, tapes, gages, etc., and to receive, comprehend, follow and provide oral instructions and information, and to read, comprehend, follow and provide written instructions and information.

2. Perform tasks related to the electrical trade: repair electrical equipment; install, repair, and replace switches, receptacles, incandescent/fluorescent light fixtures, bulbs and ballasts; repair and replace fans, motors, belts, thermostats, baseboard heaters, stats, limits, and elements rated at 120V and below; replace water heater elements, smoke detectors and any equipment provided with a plug type disconnects; install and replace garbage disposals; repair T.V. lines and adapters; perform investigative procedures in regards to photo cells, contacts, relays, switches, etc.; perform other electrical tasks as needed or assigned.

Requires the physical ability to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, feel, talk, hear, and exert in excess of 100 pounds of force occasionally, 50 pounds of force frequently, and 20 pounds of force constantly. 3. Perform tasks related to the plumbing trade: repair and replace plumbing fixtures, including tub, lavatory, sink, stool, urinal, water fountains, garbage disposals, etc. and all hardware necessary to operate these fixtures; install, repair and replace valves, traps, supply lines, seats, stems, and filters; cut and thread pipe, sweat joints, solder, silflos and make glued or mechanical joints in compressed air, gas, steam, drainage, condensate return or fluid handling lines as required; perform preventative maintenance, installation, repair, cleaning and removal on all systems such as pumps, receivers, ice machines, water softeners, coils, hot water generators, hydronics, radiation, water treatment, filtering, heating, water heating, sewage, ejector, backflow prevention and steam systems; install, repair, remove all supply lines and discharge and return lines for any of the above systems; layout, assemble, and schedule plumbing projects; read and understand measuring instruments, pressure, temperature and vacuum gauges, clean and maintain all University equipment and report any loss or damage to supervisor; perform other related plumbing tasks as needed or assigned.

Perform tasks related to the heating, ventilating, and air conditioning trade: repair and/or replace pumps, motors, mechanical devices, pneumatic devices, gauges, valves on heating, air handling, and air conditioning units, and minor duct work; repair leaks in chilled water, steam, water, and pneumatic lines; do preventative maintenance on all equipment to include belts, filters, greasing, bearings, thermocouples, cleaning, painting, adjustment of dampers and controls, and tightening of mechanical fasteners; repair, replace, and perform preventative maintenance on furnaces, gas fired heating boilers, air condition units, water heaters, air handling equipment, steam, hot water, electric, heating and cooling systems, and air compressors; install, repair, and replace window air conditioners, utilize building monitoring systems for troubleshooting and maintenance of energy management systems; and perform otherHVACtasks as needed or assigned.

Perform other maintenance related tasks: prioritize and complete work orders and service requests, and complete the required paper work and/or enter information in computer; maintain student rooms, lounges, common areas, halls, mechanical rooms, work areas, custodial equipment rooms, stairwells, steps, all other interior and exterior building components, interior and exterior of university vehicles, inventory and inventory records, and inform supervisors of needed supplies; repair and replace appliances, venetian blinds, drapes, and related hardware; perform minor repair on elevator cars and doors; load and unload supply trucks; properly use, store, and take care of tools, supplies, equipment, and two-way radio; re-assign non-skilled duties to student help while monitoring and assisting in training students.

Minimum Qualifications:

1. High School diploma or equivalent (GED).
2. Successful completion of an apprenticeship program in commercial Electricity, Plumbing, Heating, Ventilation and Air Conditioning or Carpentry as approved by the Bureau of Apprenticeship and Training, or six (6) years of experience in the above commercial trade(s), or an equivalent combination of education and experience from which comparable job knowledge can be acquired as determined by Ball State University.
3. Must be able to read and comprehend all specified policies and procedures for safety, hazardous materials information, and University policies, procedures and communications, and perform mathematical calculations.
4. Must possess and maintain a valid Driver's License and be insurable under the university's auto fleet policy.
5. Must successfully demonstrate knowledge of solid surface material work.
6. Must be able to perform all mental and physical requirements as outlined in each job duty.
7. You must be 18 years or older.
