JOB SUMMARY: Provides supervision over the daily activities of the Emergency Lodge Maintenance Department, including overall inspection, repair and general maintenance of the interior and exterior areas of the facilities as well as the vehicle fleet. These facilities house a very vulnerable population that is the essence of the ministry of The Salvation Army Social Services, and must be maintained at a very high standard. Work done in this position is both supervisory and physical in nature. ESSENTIAL FUNCTIONS: This job description should not be interpreted as all inclusive. - Plans, coordinates, instructs, supervises, monitors and evaluates the work performance of the Maintenance Department staff.
- Includes making recommendations for hire, advancement, termination, etc. Provides supports and encouragement to staff persons and provides development opportunities. Directs them in such tasks as:
- Painting and performing structural repairs to drywall, woodwork, and furnishings of buildings.
- ground maintenance activaties, such as mowing lanes, trimming hedges, removing weeds, disposing of refuse, and snow/ice removal.
- general cleaning of buildings, including buffing, dusting, sweeping, mopping, vacuuming, washing windows, and garbage disposal.
- Un-clogging sinks, toilets, showers and tubs; repair/replace toilets, and faucets
- repair/replace broken electrical switches, outlets, smoke detectors, etc.
- assisting other departments with maintenance-related needs as requested, including moving furniture and unloading and storing supplies. (This includes moving furniture for clients at the request of the supervisor.)
- performs any of the duties listed above when needed.
- Ensures the department is functioning to full capacity and providing the services required by staff and clients.
- Suggests changes in working conditions and use of equipment to increase efficiency of departmental staff.
- Develops, implements, documents, and carries out a Preventive Maintenance Plan for the Emergency Lodge facilities.
- Requisitions tools, equipment, and supplies. Recommends repair or replacement of machinery, appliances, or mechanical equipment. Maintains departmental inventory.
- Receives, prioritizes, and assigns work from incoming work orders; evaluates work schedules and tasks, and estimates worker hour requirements for completion of job assignments. Confers with other supervisors to coordinate maintenance tasks with needs of individual departments.
- Documents regular cleaning and maintenance tasks.
- Trains, assigns work, and supervises volunteers assigned to the department, as well as laundry workers/volunteers.
- Ensures compliance with company policies and enforces safety regulations. Conducts safety training as needed.
- Analyzes and resolves work problems, or assists workers in solving work problems.
- Completes regular building and system inspections. Prepares monthly status reports for the Lodge Director.
- Prepares building, and building systems, for outside inspections to meet code requirements. Ensures all scheduled inspections (boiler, alarm system, elevator, health dept, city inspector, insurance, etc.) take place according to schedule.
- Assists with grant compliance through required inspections required by government funding sources.
- Performs routine fire drills and maintains Fire Drill Log.
- Responds to emergency service calls for facility maintenance.
- Assists supervisor with monitoring contractor progress on capital improvement projects.
- Coordinates vehicle maintenance and upkeep with the County Command, reporting any necessary repairs and scheduled maintenance.
- Reports all property and vehicle insurance claims to the supervisor.
- Communicates with outside vendors and contractors to obtain bids and schedule needed work.
Other Responsibilties:
- Maintains open communication with Emergency Lodge staff and personnel.
- Represents The Salvation Army in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, co-workers, and the general public.
- Any other duties as assigned and appropriate to the position.
Materials and Equipment: Hand tools normally used in construction, maintenance and landscaping. Power tools may include circular saw, power drill, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, lawn mower, snow blower and all chemicals associated with maintenance and landscaping essential job functions. Operates motor vehicles. Minimum Qualifications Required: Education and Experience:
- Technical or trade school graduate or equivalent. Must have advanced training in HVAC, refrigeration, electrical, and plumbing.
- Five years experience in maintenance supervision; experience in a residential environment helpful.
Licenses and Certifications: Valid Wisconsin Driver's license, with clearance to drive from The Salvation Army's insurance carrier. The Salvation Army is an equal opportunity employer.
