Job Description:
The Project Manager/Project Executive is responsible for managing fire sprinkler installation projects in commercial, educational, residential, and industrial facilities, positively representing the company in all client and architect/engineer interactions. The PM oversees and communicates project progress from inception to completion including design, permits, material delivery, labor schedules, and field installation. Develops a comprehensive project plan to meet schedules and budgets. Actively drives progress in weekly Work in Progress meetings. Understands and follows all published codes, standards, and unique project specifications and schedules. Ensures AHJ requirements, contractual obligations and office procedures are met/followed. The PM conveys a sense of professionalism, fairness, and concern for customers, labor, and management. The PM works closely with sales to identify, price, coordinate, negotiate, and close change orders and drives toward overall margin improvement, and cash collection on every job. The PM will alone, and through the help of others on the project team deliver quality projects in a safe manner. The role requires judgment to refer questions/problems to other team leaders and management where appropriate. A successful team member in this role will demonstrate an exceptional understanding of contracts, schedules, financial documents, fire sprinkler installation and fabrication techniques, a strong mechanical aptitude and construction background, and ability to complete mathematical calculations.

Essential Duties and Responsibilities:
  • Project Lifecycle Execution: Direct/prioritize design, scheduling, material procurement, fabrication, and field installation.
  • Financial Management: Forecast project costs, manage Work-in-Progress (WIP) tracking, and work with sales throughout the change order life cycle, develop SOV and billing and assists with AR/AP efforts as needed to execute projects.
  • Code & Plan Compliance: Verify that all project layouts match the requirement of the contract documents and applicable codes and standards.
  • Field Liaison & Safety: Coordinate on-site activities with field superintendents, sprinkler fitters, AHJs, safety inspectors,
  • Attend and represent Cosco's interests at job site and customer meetings from Pre award through service project conversion.
  • Assist sales with estimating functions as needed.
  • Assist design in material procurement, vendor and product selection, and material/equipment expediting to meet/improve project schedules.

Key Skills and Capabilities:
  • Ability to read and interpret construction documents (drawings, specifications, ASIs, contracts, schedules, financial statements etc.).
  • Strong technical, analytical and mathematical aptitude.
  • Ability to work under pressure, deliver on a deadline, and balance multiple high priorities
  • Exceptional written and verbal communication and negotiation skills.
  • Proficient with Microsoft Office (especially Word and Excel), AutoCAD, and Fire Sprinkler Design software (e.g. AutoSprink, HydraCAD etc.) ProCore, BlueBeam and PM Scheduling software
  • Special Hazards experience (e.g. fixed water spray, clean agent, foam, etc.) a plus.
  • Strong familiarity with general construction practices, schedules, sequences and terms.
  • Comfortable presenting and negotiating with customers, vendors, etc.
  • Organized, detail oriented, self starter able to operate in a team environment.
  • Working knowledge of NFPA 13, 13D, 13R, 14, 20, 25 and associated Codes/Standards.

Qualifications:
  • High school diploma or equivalent, postsecondary education in engineering/construction management/business preferred.
  • 5 Years (7-10+ years preferred) experience in Fire Protection Design, Installation, or Sales
  • Previous fire sprinkler designer or sales experience a plus.
  • Experience with Revit, NavisWorks, and AutoSprink a plus.
  • NICET II Certification- or ability to attain within 1 year
  • PMP Certification a plus.
Job Type: Full-time - In Office/On Jobsite

Job Location: Denver, CO. Travel to jobsites within the Colorado District will be required. Occasional overnight travel can be required.

Supervisory Responsibilities: This role informal supervisory responsibility. Ability to lead through influence and work with sales and management within the team to set, prioritize, and drive execution goals.

Preferred license or certification: NICET II (Min), PMP (preferred)

Education: Bachelor's degree (B.S.) from four-year college or university in Engineering, Construction Management, Business, or closely related field or eight to ten years related experience and/or training; or equivalent combination of education and experience

Salary/Compensation:
