Summary:


The Facilities Maintenance Engineer III is responsible for performing and scheduled maintenance of The People Concern Kensington Campus.
The Facilities Maintenance Engineer III is responsible for a wide variety of maintenance duties of The People Concern Kensington Campus. This position will work under the direct supervision of the Facilities Manager and is responsible for repairs and preventive maintenance to rental units and buildings. Candidates need to have experience with general maintenance of apartment buildings, including but not limited to carpentry, drywall, electrical, painting, patching and plumbing experience, etc. This position will ensure that The People Concern operates a clean, safe, and well-maintained facilities that meet the needs of the people that work and live in them.



Essential Duties and Responsibilities:



  • Responsible for the daily repair and upkeep of the property
  • Ensures the turnover of units (make-ready) within 10 working days
  • Complete work orders within 24 hours for an emergency and 5 days for a routine request or as directed by your supervisor
  • Complete repairs and facility rehabilitation, including interior and exterior facility grounds, buildings and equipment
  • Inspect all common area lighting, sprinkler systems, fire prevention systems and fire extinguishers regularly
  • Perform plumbing tasks such as replacing faucets, resetting toilets and sinks, repair water leaks and clearing clogged drains
  • Responsible for exterior cleaning and disinfecting of all high touch areas(handrails, door knobs), including sweeping, mopping, vacuuming, emptying trash, cleaning windows and power washing parking and weed abatement as needed
  • Checks condition of carpet, floor tile, clean, repair and/or replace as necessary
  • Replaces locks and keys, re-key if necessary; ensures key policy is being adhered to; ensures security and functioning of doors and windows by testing and repairing as needed
  • Remove snow and ice as necessary
  • Handle all lock-outs
  • Implement a schedule of regular evaluation and preventative maintenance/repair tasks of the facilities ensuring the safety of the buildings from fire, flood, and other hazards
  • Responsible for the care, maintenance and inventory of all supplies and equipment
  • Communicate regularly with all members of the team, to ensure effective two- way communication concerning maintenance issues
  • Assist property management with monthly, bi yearly, yearly inspections as needed
  • Assist with janitorial duties as needed



Qualifications:



  • High School Diploma or equivalent
  • Minimum three (3) years' experience as a hands-on Property Maintenance worker in an apartment building
  • Current, valid California Driver License with an acceptable driving record & reliable car
  • Ability to operate hand tools including power tools
  • Able to accurately diagnose and correct problems with plumbing, electrical, and HVAC systems
  • Able to perform routine building maintenance tasks in a timely manner, including but not limited to light construction, structural repair, and scheduled preventative maintenance
  • Computer literate.
  • Effective interpersonal communication skills and the ability to work effectively with a wide range of constituencies in a diverse community
  • Self-starter with the ability to stay ahead of the curve and thrive in a fast-paced work environment
  • Working knowledge of workplace safety and illness and injury prevention practices



Work Environment:



  • Primarily indoor office environment
  • On occasion walk or drive to different local sites
  • Regularly required to sit, stand, bend and occasionally lift or carry up to 35 pounds
  • May necessitate working in busy and loud environments
  • May be exposed to elements like cold, heat, dust, noise, and odor
  • May need to bend, stoop, twist, and sit throughout the day
