Primary Purpose of the Organization:
The Division of Facilities Management functions are to design, construct, maintain and operate the physical facilities of the University. The number one objective of the department is to provide and maintain facilities that will enhance and support the mission and academic goals of the University. Our approach is centered upon providing a superior level of customer service.
Primary Purpose of the Position:
The primary purpose of this position is to ensure the proper upkeep and maintenance of university facilities through a combination of skilled carpentry, painting, moving services, leadership, and safety management. This role encompasses a variety of tasks, including overseeing and guiding work teams, ensuring safety compliance, and performing specialized maintenance duties as needed to support the university's operational needs. The position is essential in maintaining the functionality and aesthetic integrity of the campus, contributing to a safe and efficient environment for all staff, students, and visitors.
Minimum Education and Experience Requirements:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
A valid driver's license. Must have and maintain an acceptable driving record, preferably five or more years of driving experience with no more than one minor at fault accident or violation in the past three years.
Knowledge skills and abilities:
Customer Service:

  • Demonstrates a strong commitment to delivering high-quality service to internal and external customers, including faculty, staff, students, and campus guests.
  • Proactively identifies customer needs related to carpentry, painting, moving, and masonry services and ensures work is completed accurately, safely, and to established standards.
  • Responds to service requests, questions, and concerns in a professional, effective, and timely manner, ensuring minimal disruption to campus operations while maintaining a high level of craftsmanship and customer satisfaction.



Technical Knowledge:

  • Possesses comprehensive working knowledge of carpentry, painting, moving, and masonry techniques, materials, tools, and safety practices.
  • Provides technical guidance and direction to staff on standard and specialized trade methods, including non-routine repairs, renovations, and campus improvement projects.
  • Demonstrates the ability to interpret work orders, drawings, and specifications, and ensures work is performed in accordance with established trade standards and institutional requirements. Effectively follows daily work schedules and adapts to minor changes in scope or priority as operational needs arise.


Dependability / Attendance:

  • Demonstrates consistent dependability through regular and punctual attendance.
  • Reports to work as scheduled and remains available for a full shift to support operational and emergency needs.
  • Complies with institutional leave procedures by submitting leave requests in advance whenever possible and ensures adequate coverage and continuity of work responsibilities in the lead technician role.


Communication:

  • Communicates clearly, professionally, and confidently with supervisors, team members, and customers.
  • Provides accurate verbal and written information related to work assignments, safety expectations, project status, and customer needs.
  • Prepares and delivers written documentation, including work summaries and reports, to ensure understanding, accountability, and alignment with departmental goals.


Planning and Organizing:

  • Effectively plans and organizes daily work activities by prioritizing tasks based on operational needs, service requests, and project timelines.
  • Assigns and coordinates work to ensure efficient use of personnel, tools, and materials. Implements established procedures to ensure tasks are completed safely, efficiently, and to quality standards, while meeting deadlines and minimizing rework.


Change Management:

  • Demonstrates flexibility and adaptability in a dynamic work environment with frequently changing priorities.
  • Adjusts work plans and reallocates resources as needed to address emergent repairs, schedule changes, or shifting organizational demands.
  • Maintains productivity and professionalism while leading staff through changes in workload, scope, or operational direction.

Preferred Qualifications:
E xperience:

  • Three years of hands-on experience in carpentry, painting, or building maintenance, with a proven ability to lead and oversee teams.
  • Demonstrated expertise in handling a variety of construction, repair, and maintenance tasks in a university or similar large facility setting.


Certifications:
  • Certification in OSHA safety standards or equivalent safety training.
Skills:

  • Strong leadership skills, with the ability to motivate and mentor team members effectively.
  • Excellent problem-solving skills and the ability to adapt to changing needs in a fast-paced environment.
  • Strong communication skills, both written and verbal, for clear reporting and coordination with various departments.

Technical Expertise:

  • Proficient in the use of hand tools, power tools, and machinery used in carpentry, painting, and moving services.
  • Ability to assess materials and labor costs for projects, ensuring efficient use of resources.
  • Experience with preventative maintenance and small appliance repairs.

Physical Requirements:

  • Ability to lift and move heavy furniture, equipment, and materials as required.
  • Ability to work in various environmental conditions, including outdoor and indoor spaces, with extended periods of standing, bending, and physical exertion.
