POSITION SUMMARY: Responsible for managing and overseeing the upkeep of Rockline facilities, buildings, grounds and systems. Manages facilities maintenance team to provide hands-on technical support for all utilities with existing equipment and new projects pertaining to utilities at the facility level. Ensure facilities are always in clean, "tour ready" condition. Responsible for contractor coordination for all utility functions as appropriate. ESSENTIAL ACCOUNTABILITIES:
- Oversees activities of facilities maintenance technicians and facilities helpers. Schedules, plans, organizes and reviews staff responsible for repairs and upkeep of the facility.
- Prioritizes work and manages schedule for facilities maintenance technicians to address emergency items as needed, documenting work affected and communicating any shortcomings.
- Audits work orders to ensure Standard Work practices are utilized, adequate, and accurate through time.
- Ensures staff are properly trained to included safety, PIT and chemical use.
- Responsible for facility fire suppression and alarm systems including automated fire and tornado alarm systems, NFPA regulations.
- Oversees all weekly, monthly, yearly testing of pumps, hydrants, PIVs, extinguishers. security systems and processes. Maintains records of all required inspections.
- Ensures proper operation of all sinks, toilets and drain to include facility quarterly cleaning.
- Coordinates HVAC systems and repairs.
- First contact to respond to investigations and repairs of the facility and determine appropriate action.
- Responds to emergency plant issues, such as drains, vacuum, heating cooling issues.
- Will be on-call for facility emergencies.
- Oversee the coordination of building space allocation and layout, communication services and facility expansion.
- Schedule and design of new plant systems, additions and projects.
- Schedules, coordinates, supervises various contracting crews, including building maintenance personnel and janitorial services.
- Ensures on-site vendors are properly insured and trained in quality and safety requirements.

QUALIFICATION REQUIREMENTS:
- Associates Degree in applicable field and 5 years of facilities maintenance experience or equivalent combination of education/experience. Experience should include a minimum of 2 years experience in management/supervision of personnel in facilities maintenance.
- Must have proven experience maintaining a large facility.
- Must be familiar with OSHA/ADA/NFPA/DOT standards as they apply to a manufacturing facility.
- Knowledge and use of industrial safety practices including lock out/tag out, HazCom, PPE.
- Working knowledge of electricity, HVAC, welding, plumbing, hydraulics and air compressors.
- Forklift, scissor-lift, floor scrubber, baling and compactor certifications will be required.
- Experience and ability to read blueprints, drawings and reports related to buildings and equipment.
- Experience with utilizing a work order system, i.e. EAM.
- Proficient with Microsoft office suite of products.
- Experience designing and quoting capital & expensed projects.
- Must be a motivated self-starter but also able to work as a team player, working with other departments within the facility.
- Must pay close attention to details.
- Must be organized and capable of handling several projects at once with specific timelines.

- Must be able to work at heights up to 40 feet.
- Must be able to communicate face-to-face and over the phone.
- Occasional sitting, lifting 35-50 pounds, bending, twisting, kneeling, climbing, pushing/pulling and reaching.
- Frequent standing and walking, carrying and lifting 0-35 pounds, repetitive hand movement, reading, calculating, writing, reasoning/analyzing, and social interaction
