The Maintenance Foreman coordinates and assists with the work activities of skilled maintenance personnel within the Housing Maintenance department. This position supports the efficient completion of maintenance tasks by coordinating workflow, providing technical guidance, monitoring work quality, and communicating operational needs to Housing Maintenance leadership. The Foreman also helps ensure safe, efficient, and high-quality maintenance services for the residential community.

Job Description

Typical duties include but are not limited to:

  • Performs repairs to buildings, structures, and equipment requiring advanced skill in one or more trade areas such as electrical, plumbing, HVAC, carpentry, or general maintenance. Diagnoses and troubleshoots maintenance problems and assists mechanics with complex repairs as needed.
  • Coordinates daily work activities of maintenance personnel by assigning and prioritizing work based on urgency, operational needs, and employee skill levels. Directs workers in scheduled maintenance, emergency repairs, minor installations, and other required functions.
  • Monitors the work progress of maintenance staff and contracted vendors to ensure tasks are completed on schedule and within established cost estimates. Inspects completed work to verify compliance with departmental standards, quality expectations, and repair requirements.
  • Supports the efficient completion of maintenance projects by providing technical guidance, assisting with complex work assignments, and visiting job sites to monitor work performance and provide on-the-job instruction.
  • Schedules work with emphasis on planned and preventive maintenance in order to reduce emergency repairs, extend equipment life, and maintain reliable facility operations.
  • Coordinates maintenance activities with other trade areas, vendors, and outside contractors, and oversees vendor work to ensure compliance with specifications and quality standards.
  • Provides training and guidance to maintenance personnel in safety practices, maintenance techniques, operational procedures, and equipment use. Encourages staff to develop solutions to maintenance issues and promotes continuous improvement in workmanship and productivity.
  • Promotes a safe working environment by ensuring the proper use and availability of tools, testing equipment, and required safety equipment. Investigates accidents or injuries and completes required documentation in accordance with departmental procedures.
  • Maintains records related to job costs, labor hours, materials, and maintenance activities. Completes work on schedule and within provided estimates.
  • Assists with the development and implementation of preventive maintenance guidelines and supports management with employee training, performance feedback, and evaluation processes as directed.
  • Maintains effective communication with supervisors regarding operational issues, work progress, and maintenance needs. Maintains and inputs work order data and other maintenance records according to departmental policy.
  • Demonstrates a professional and customer-focused approach when interacting with students, faculty, staff, vendors, and Housing personnel.
  • Assists with maintaining cleanliness and operational standards in work areas and reports concerns as appropriate. Cooperates with and assists other Housing operations as needed and performs other related duties as assigned.
  • Serves in a rotating on-call capacity, ensuring 24-hour, 7-day-a-week coverage for Housing and Residence Life operations and emergencies.

Additional Job Description

Required Qualifications:

  • This position requires a high school diploma and six years of full-time experience directly related to the job functions.
  • Progressive, full-time technical experience in a skilled trade or multi-trade maintenance environment.
  • Experience operating a personal computer and proficient with Microsoft Office (Word, Excel, Outlook).
  • Valid driver's license.
  • Any appropriate combination of relevant education, experience, and/or certifications may be considered.

Preferred Qualifications:

  • Associate's Degree from an accredited institution in an appropriate field.
  • Eight years full-time technical experience in a skilled trade or multi-trade maintenance environment.
  • Experience in a residential or university setting.
  • Experience delegating and supervising the work of others.
  • Experience managing inventory, ordering parts, and distributing supplies in a university maintenance environment.
  • Completion of an approved apprenticeship program in an appropriate trade.

Knowledge, Skills & Abilities:

  • Advanced knowledge in at least two skilled trades.
  • Knowledge of applicable safety requirements.
  • Knowledge of project and cost control techniques.
  • Knowledge of and skill in the operation, maintenance and repair of HVAC/refrigeration equipment.
  • Skill in talking to others to convey information effectively.
  • Skill in identifying complex problems to develop options and implement solutions.
  • Ability to interact in a professional manner with staff, faculty, students, and vendors in a service-oriented environment.
  • Ability to set priorities and complete assignments on time.
  • Ability to work successfully as both a member of a team and independently with minimal supervision.
  • Ability to promote teamwork in planning and operations.
  • Ability to retrieve and readblueprints,drawingsand sketches, including in a computerized format.
  • Ability to take initiative to plan, organize, coordinate and perform work when numerous and competing demands are involved.
  • Ability to coordinate multi-trade maintenance activities, assist in developing scheduled maintenance plans, and manage maintenance data, including the use of Asset Essentials software systems.
  • Ability to effectively plan and delegate the work of others.
  • Ability to work evenings, nights, weekends, and respond to emergencies as needed, including on-call availability.
  • Ability to perform physically demanding tasks, including walking, climbing, lifting up to 50 pounds, and working in environments with elevated noise levels.
  • Proven ability to think strategically and approach challenges with creativity.
  • Demonstrated track record of reliability, meeting goals, and holding oneself accountable.
  • Strong interpersonal skills and experience working effectively across teams.
