POSITION SUMMARY

The Construction Manager position is a role spanning the life of a project from project inception through construction completion. This individual may work on one project or multiple projects, depending on size, simultaneously while managing internal and external resources to achieve overall company and project deadlines / goals. The Construction Manager will play a leadership role in helping identify and assess risk, manage expectations and drive process around cost, schedule, quality and feasibility through-out all phases of construction lifecycle. This person will also provide direction and management during construction to ensure the overall successful delivery of each project while creating value consistent with JBG Smith's vision through all phases of the project lifecycle.



WHAT YOU'LL DO

    Represent JBG SMITH and our interests on site
  • Review of schedule progress and advise on additional steps that should be taken to create schedule opportunity
  • Ensure construction follows Company's policies, safety program, procedures, and all regulations
  • Oversee development of site logistics, traffic control plans and all permits required to facilitate construction
  • Actively participate in select Contractor and Architect meetings representing JBGS
  • Source, procure, and manage 3rd party consultants as necessary
  • Manage internal staffing including creation and division of roles and responsibilities
  • Establish the overall program for each project & associated budget
  • Provide Value Engineering throughout the design process to maintain budget
  • Monitor & enforce design milestones & deliverables
  • Perform budget reviews and assess completeness to meeting drawings, specs and design intent
  • Perform constructability reviews
  • Assist in negotiation of GC Contract / GMP
  • Manage program level schedule development & overall project tracking
  • Facilitate and oversee project auditing, insurance compliance and bonding / sub guard programs
  • Management of financial control and accountability through project completion
  • Review, verify and negotiate change orders as necessary
  • Create and maintain strategic vendor / contractor relationships
  • Assist in policy and procedure creation and monitoring
  • Create new guidelines based on lessons learned and best practices


WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)

  • Bachelor's degree
  • 6+ years of experience in Construction and/or Development
  • Strong analytical skills with experience in contracts, schedules, and budgets
  • Conscientious, self-directed and entrepreneurial with the ability to work both independently as well as collaboratively with teams
  • Exceptional time management, written and oral communication skills
  • Ability to manage multiple projects simultaneously and must demonstrate a positive, can-do attitude
  • Ability to manage a team of construction management support staff

The salary range for this position is $110,000 to $117,500 annually. In addition to base salary, a generous discretionary bonus will be offered. Please note that the salary range information provided is a general guideline. It is uncommon for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on a variety of factors. JBG SMITH considers factors such as (but not limited to) scope and responsibilities of the position, candidate's work experience, candidate's work location, education/training, key skills, internal peer equity, external market data, as well as, market and business considerations when making compensation decisions.
