JOB FUNCTION / SUMMARY:

This position is responsible for providing support to one or more Mortgage Loan Originators in the form of preparing, disclosing, and collecting documentation for residential mortgages for processing and underwriting. Verifies that the information received is accurate and acceptable, requires a basic knowledge of mortgage documents, review underwriting conditions, acquires required documentation, and is responsible for the final presentation of the loan package to an underwriter for the final decision. This position also communicates and coordinates loan progress and needs to clients, partners, internal departments, and external third parties as needed.

ESSENTIAL DUTIES & RESPONSIBILITIES:

  • Assists the MLO with loan documentation preparation and provides loan disclosures to applicant.
  • Prepares new application packages and assists MLO in the distribution to customers.
  • Reviews and assesses individual needs of the customer and provides counsel on mortgage programs; discusses terms and rates with customers; locks loans/interest rates.
  • Ensures all disclosures are within Federal and State Law requirements, i.e. initial disclosure, re-disclosure and change of circumstance.
  • Pipeline manages file through whole loan process; Coordinates and communicates the progress and needs among applicant, MLO, Underwriter, Closer and external third party entities; Encourages mortgage business development through telephone contact.
  • Reviews residential loan application file to verify that application data is complete and meets establishment standards, including type and amount of mortgage, borrower assets, liabilities, and length of employment.
  • Orders updates to credit report.
  • Reviews and inputs incoming documents (i.e. VOE, VOD, credit, etc.) into Loan Operating System (LOS).
  • Reconciles LOS and Automated Underwriting System (AUS); Reruns AUS to ensure same automated decision is applicable to meet investor guidelines.
  • Recommends that loan not meeting standards be denied.
  • Determines if appraisal is to be ordered and what type; Reviews appraisal for errors and meets underwriting criteria and notifies lender of any discrepancies; Orders flood determination; Sends out construction package if applicable.
  • Calls specified companies to obtain title commitment, tax certificate, survey, homeowner's and / or flood insurance, condo questionnaire if needed; Informs supervisor of discrepancies in title or survey.
  • Assembles file in electronic imaging system and reviews for completeness and accuracy.
  • Submits mortgage loan application file for underwriting approval.
  • Confirms closing date and location of closing; confirms final loan terms and cash to close with borrower prior to final resubmission.
  • Gathers all required documentation prior to closing and resubmits for final approval.
  • Types and mails approval and denial letters to applicants.
  • Notates denial or withdrawal status in LOS and prints appropriate package.
  • Submits denied files to underwriting for review and signatures.
  • Reconciles fees to determine if funds are missing.
  • Records data on status of loans, including number of new applications and loans approved, canceled, or denied.
  • Coordinates closings with customer, MLO, Underwriter, and third parties as needed; Notifies and assists customer with e-Signing of Closing Disclosure.
  • Performs other duties and special projects as assigned by Senior Management.
  • Follows all established policies and procedures and maintain compliance with all lending regulations.
  • Incumbent is required to comply with all applicable federal, state, and local banking and industry related laws and regulations including but not limited to the Bank Secrecy Act.

MINIMUM REQUIRED EDUCATION, EXPERIENCE & KNOWLEDGE:

  • High school graduate or equivalent; Bachelor's degree preferred
  • 2 to 4 years of relevant experience and / or training required; 4 to 6 years of mortgage lending or similar financial experienced and/or education preferred; related combination of education and experience acceptable
  • Individual NMLS Registration required (company sponsored)
  • Ability to use discretion, tact, and diplomacy when interacting with applicants, co-workers, partners, and third party entities
  • Professional appearance and attitude

  • Organizational and time management skills with the ability to manage multiple tasks in a fast paced environment
  • Problem-solving & analytical ability
  • Proficiency in word processing and written communication skills with the ability to proofread and edit
  • Ability to read and interpret loan documents, agency, investor, and regulatory agency requirements
  • Flexibility to assist at other locations as needed
  • Working knowledge of spreadsheet software

  • Ability to work under stress and meet deadlines
  • Ability to travel
  • Ability to lift/move/carry approximately 10 pounds if required to perform the essential job functions. If the employee is unable to lift/move/carry this weight and can be accommodated without causing the department/division an "undue hardship" then the employee must be accommodated; hence omitting lifting/moving/carrying as a physical requirement.
