Job Summary

The FP&A Manager will support the development of the financial strategy, performance analysis, and decision support across the real estate portfolio. This role partners closely with Real Estate Leadership, Accounting, Treasury, and other Leaders to deliver accurate forecasts, actionable insights, and data-driven recommendations.


This role is critical in the preparation of the Real Estate consolidated budget and financial forecasts, in evaluating sale and development opportunities, and in analyzing impacts to financial deliverables and debt compliance metrics.

Duties and Responsibilities

Financial Planning & Forecasting



  • Lead the annual budgeting and long-range planning processes for operating and development real estate assets
  • Prepare quarterly and monthly forecasts for NOI, cash flow, capital expenditures, and debt service
  • Analyze variances between actuals, budget, and forecast; identify risks and opportunities


Financial Modeling & Analysis



  • Build and maintain property-level and portfolio-level financial models
  • Evaluate investment performance using IRR, NPV, cash-on-cash, DSCR, and other key metrics
  • Support underwriting of acquisitions, refinancings, and major capital projects
  • Evaluate capital allocation decisions, funding strategies, and ROI on new investments
  • Support debt financing, refinancing, and covenant compliance analysis


Performance & Reporting



  • Develop and deliver recurring management reporting and dashboards for senior leadership
  • Track portfolio KPIs including occupancy, rent growth, operating expenses, and capital efficiency
  • Provide ad-hoc financial analysis to support strategic initiatives and investment decisions
  • Partner with operations, asset management, and development teams to provide financial insights


Process Leadership and other Duties



  • Work closely with corporate accounting, internal and external auditors in matters related to the preparation and issuance of monthly, annual financial statements, internal and external audit reports.
  • Maintain the integrity of financial and managerial accounting information across international entities by ensuring transaction record accuracy and compliance with Generally Accepted Accounting Principles and Corporate Financial Policies and Procedures.
  • Serve as the financial reporting system administrator
  • Other tasks as assigned.

Qualification Requirements

  • BBA or BS in Accounting or Finance. CPA preferred.
  • Five or more years of professional experience in Accounting or Finance related field.
  • Computer literate with extensive experience in spreadsheet, word processing and graphics software applications.
  • Experience in consumer products accounting systems environment
  • Excellent written and verbal communication skills. Require experience in conducting group presentations.
  • Evidence of strong analytical and decision-making skills.

Knowledge, Skills and Abilities

  • Proficiency using Financial Management System and Business Intelligence software (i.e., SAP and BPC).
  • Knowledge of Generally Accepted Accounting Principles (GAAP).
  • Proficiency using a Personal Computer (PC) to include Microsoft Word, Excel, and PowerPoint.
  • Knowledge and proficiency applying business financial acumen.
  • Organizational skills and the ability to maintain information in a logical manner.
  • Strong communication skills and the ability to effectively communicate both verbally and in writing to diverse audiences.
  • Strong interpersonal skills and the ability to effectively interact with diverse people groups.
  • Leadership skills and the ability effectively coordinate and lead the work of others.
  • Strong analytical skills and the ability to be detail oriented.
  • Time management skills and the ability to effectively work under stress, with deadlines, and with frequent interruptions.
  • Ability to maintain regular and predictable attendance.
  • Ability to work in a constant state of alertness.
