Job Scope This position supports the Facility department in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The Industrial Maintenance Technician II will be expected to complete service requests for work, assign priorities, to delegate to appropriate contractors, and follow up on completion. In particular, the Industrial Maintenance Technician II will be expected to performing routine general maintenance and repairs without guidance from upper-level Technicians. Job Responsibilities * Basic understanding of the following categories: Refrigeration, chillers, cooling loops, high purity water systems, building automation systems, data acquisition system, construction management and facilities management. * Perform routine tasks such as inspecting, cleaning, and repairing facilities equipment, and performing HVAC system maintenance (belt replacements, filters replacement, motor maintenance, greasing bearings). * Operate Facilities related equipment including boilers, chillers, pumps valves, air handlers, rooftops units, VAV's * Diagnose and troubleshoot mechanical, electrical, plumbing, and HVAC issues using appropriate tools and testing equipment. * Perform troubleshooting and repairs on mechanical, electrical, plumbing, HVAC, and other building systems to diagnose and resolve issues. * Basic understanding of the maintenance of critical systems such as fire alarm systems, emergency generators, and security systems, ensuring compliance with safety and code regulations. * Conduct preventive maintenance on industrial utility equipment, including calibration, to ensure optimal performance and function of: air compressors, vacuum systems, fume hoods and purified water systems. * Respond to maintenance requests and emergency repairs promptly to minimize disruptions and downtime. * Monitor and maintain the inventory of spare parts, tools, and supplies necessary for maintenance and repairs. * Coordinate with external vendors or contractors for repairs, inspections, or equipment upgrades. * Maintain accurate records of maintenance activities, including work orders, maintenance logs, and inventory records. * Identify and report potential safety hazards or maintenance issues that may impact the functionality and safety of the facility. * Collaborate with other members of the facilities team to develop and implement maintenance plans and strategies. * Assist with facility-related projects, renovations, or reconfigurations as needed. * Stay updated on industry best practices, new technologies, and regulations related to facilities maintenance. * Serve as part of the on-call team for after-hours response. * Other duties may be assigned based upon departmental or DiaSorin business needs * Perform preventative maintenance, repair, and calibration necessary to result in facilities and production equipment that is in good working condition, in accordance with corporate policies and in compliance with GMP and the DiaSorin Quality Policy. * Understand and utilize documentation protocols, and accurately and legibly complete all documentation on time to result in a product/process history consistent with GMP requirements and the DiaSorin Quality Policy. * Perform work in a safe manner consistent with DiaSorin Environmental, Health, and Safety policies. Assume responsibility for personal safety and that of co-workers to result in a safe work environment for all employees and the protection of the environment and the community at large. Education, Experience and Qualifications Minimum Requirements * Two year vocational (HVAC, Building Maintenance, Industrial Maintenance and Repair) or equivalent education * 2+ years commercial building operation, maintenance and troubleshooting * Troubleshooting and problem-solving skills, with the ability to identify and resolve issues efficiently. * Basic knowledge of electricity and the use of a multimeter * Ability to read and interpret technical manuals, schematics, and blueprints * High level of interpersonal communications skills with the organization and outside contractors. * Basic understanding of Building Automation Systems (BAS). * Experienced with repairs on building/facility basics: doors, flooring, walls, office furniture, simple plumbing, groundskeeping, lighting, ceiling grids. Preferred Requirements * Boilers license * Advanced knowledge of Building Automation Systems (BAS). * Experience with Data Acquisition / Monitoring Systems for temperature-controlled equipment (Coolers or Freezers) and/or industrial equipment. What we offer The hourly posting for this position is $25.50-$34.50 Hourly.
