We are hiring an experienced Maintenance Technician with emphasis on plumbing to join our Facilities team.

This role plays a key part in maintaining and repairing homes, buildings, and equipment across our 145-acre campus. The ideal candidate brings a high level of plumbing proficiency along with general maintenance skills to ensure safe, functional, and comfortable living environments for our residents. Daily interaction with residents and staff requires excellent communication and customer service.

ESSENTIAL DUTIES AND RESPONSIBILITIES

General Maintenance Responsibilities

  • Repairs, installs, and maintains door hardware such as closures, hinges, and locks.
  • Maintains lighting systems by replacing tubes, sockets, and ballasts.
  • Repairs or replaces hot water heaters, faucets, garbage disposals, toilets, and related components.
  • Performs preventive maintenance on electrical, plumbing and HVAC systems to reduce downtime and extend equipment life.
  • Responds to plumbing emergencies, leaks, clogs, and water intrusion issues with urgency and professionalism.
  • Replaces and installs major household appliances.
  • Services furnaces and ventilation equipment, including belts, motors, and filters.
  • Performs additional in-home maintenance tasks such as replacing thermostats, repairing screens, and installing switches, outlets, and light bulbs.
  • Provides courtesy move-in support for residents, including hanging shelves, pictures, and mirrors.
  • Performs light carpentry including fence, cabinet, door, and molding repairs.
  • Maintains company vehicles in clean, safe condition and reports repair needs promptly.
  • Collaborates with the supervisor and maintenance team to assess issues and determine effective solutions.


EDUCATION

  • High school diploma or equivalent.


EXPERIENCE

  • Minimum three years of related experience to provide a good working knowledge of general maintenance repair techniques of electrical, plumbing, appliance and mechanical problems with a high degree of proficiency and minimal need for supervision, preferably in residential or multi-unit environments.
  • Experience with appliance repair (GE preferred).
  • Three years' experience using a Computerized Maintenance Management Software (CMMS) and one year using a Building Management System (BMS/HVAC) preferred.
  • Proficient in Outlook, Word, and Excel.
  • Ability to read and interpret blueprints, plumbing diagrams, and technical manuals.


ADDITIONAL REQUIREMENTS

  • Valid Washington State Driver's License and a clean driving record (company vehicle provided).
  • Ability to participate in rotating weekend on-call coverage; must be able to respond onsite within 30 minutes during on-call periods.
