Job Description
Maintenance II The Maintenance II role supports the Maintenance Lead and Technical Manager in maintaining safe, efficient, and reliable operation of all building systems and grounds across the facility. This role assists with daily maintenance activities, preventative maintenance programs, and repair work on a wide range of systems including HVAC, electrical, plumbing, mechanical, and building controls. The Maintenance II role will also assist with contractor coordination, facility inspections, and safety and compliance programs to ensure the site remains in optimal condition. Essential Responsibilities and Duties:
- Perform routine and preventative maintenance on facility systems and equipment, including:
- HVAC, pneumatic, and hydraulic systems
- Electrical and lighting systems
- Compressed air, chilled water, and pumping systems
- Building automation and control systems
- Fire suppression and safety systems
- Assist with troubleshooting and repairs to ensure minimal downtime and safe operation.
- Support upkeep of facilities and the off-site warehouse, including general maintenance, minor construction, painting, carpentry, and plumbing tasks.
- Help coordinate outside contractors and service providers (e.g. landscaping, snow removal, janitorial, construction).
- Monitor and report equipment performance and maintenance needs.
- Participate in facility inspections, safety audits, and compliance programs (e.g. HACCP, pollution prevention, fire safety).
- Support the Preventative Maintenance Program by executing scheduled work orders and documenting results.
- Help maintain spare parts inventory, tools, and supplies for building maintenance activities.
- Assist with building control systems, video surveillance checks, and general security of the facility.
- Promote a culture of safety, teamwork, and continuous improvement.
- Overhead Crane Maintenance - Knowledge / Certification to Operate and Repair
- Forklift - Knowledge / Certification to Operate and Repair/ Maintenance of 3 Different types of lift trucks
- Responsible for Maintenance and Testing of the Potable / Drinking Water
- Overhead industrial door maintenance and inspections
- Loading docks maintenance and inspections / repair
- Responsible for all maintenance and upkeep of building office furniture including installations and office moves
- Responsible for state and local authority compliance with Elevator maintenance and inspection
- Responsible for purchasing all materials and supplies needed for maintenance and repairs (Ariba - Purchase requisition)
- Responsible for monthly Ladder Inspections and maintaining an accurate list of all ladders and types in the building
- Installation and maintenance of technology systems (e.g. Projectors and Screens, Computers, monitors, workstations, sit/stand desks, TV's and Click Share devices)
Additional Responsibilities:
- Responsible for maintaining CMMS program to include reviewing procedures, creating new PMs, and ensuring all PMs are completed in a timely manner.
- Coordinate with other Facilities Technicians to complete PMs and Work Orders.
- Support the EHS Manager in ensuring all contractors are in ISNet and are in good standing. If contractors are not in compliance, work with the contractor to correct any issues or submit exceptions for specific work.
- Coordinate with contractors to schedule PMs, repairs, or projects related to Facilities.
- Requests quotes from contractors for Facilities work as needed.
- Support Technical Manager in any contractor related issues.
- Support Project Engineer in capital projects related to Facilities.
- Able to be on-call as needed for emergency breakdowns.
- Train newly hired Facilities Technicians during their 90-day onboarding period.
Qualifications:
- Education: High School diploma or equivalent required; technical or trade certification preferred.
- 10+ years of experience in facilities, maintenance, or industrial building systems.
- Working knowledge of mechanical, electrical, HVAC, and building automation systems.
- Ability to read and interpret technical drawings and blueprints.
- Strong troubleshooting, problem-solving, and organization skills.
- Basic computer skills for work order management and documentation.
- Ability to lift up to 50 pounds and perform physical work as required.
