| Primary Function of Organizational Unit |
The primary purpose of the Facilities Management Department is to support the University's teaching, research, extension, and related activities by ensuring the timely and economical completion of design, construction, renovation, repair, and other facility improvements. The department is responsible for administering all University design and construction activities for capital improvement projects and for overseeing repair and renovation projects that enhance and sustain campus facilities. |
| Primary Purpose of Position |
The primary purpose of this position is to ensure that improvement and maintenance projects, as well as repair and renovation initiatives, are completed on time and within established budgets. The position ensures that all improvements to the University's facilities comply with Federal, State, and local building codes, as well as University requirements, while minimizing disruption to ongoing campus operations.
This role is responsible for managing multiple maintenance and repair projects simultaneously. The position oversees projects that are technical in nature and involve modifications to the physical educational and work environment, often requiring dedicated funding for implementation. Project scopes may range from construction repairs to buildings and infrastructure, to ongoing maintenance of existing facilities and systems.
Examples of project types include:
* Repairs to boiler equipment and roof systems
* Maintenance of underground utilities and building components
* Upkeep of instructional, administrative, and general-use spaces
* Stormwater basin and parking lot repairs
* Telecommunications and data center upgrades
* Support for laboratory and research facilities
* Improvements to multi-purpose spaces, landscaping, and site features
* Repairs and upgrades to fire alarm, security,
HVAC, and other Life Safety systems
This position has direct responsibility for the administration, coordination, and oversight of assigned contracts, contractors, and professional service providers. The role requires the ability to anticipate and prepare for emerging facilities needs, manage multiple concurrent projects, and ensure effective stewardship of University resources. |
| Required Knowledge, Skills, and Abilities |
The successful candidate must have working knowledge of government building codes,
NCCU and
UNC System guidelines, North Carolina laws,
NFPA codes, Life Safety System requirements, and industry-standard construction practices. The role requires the ability to review and evaluate contractual documents for moderately complex capital projects; perform inspections to ensure compliance with contract documents; monitor construction progress against schedules; and resolve unforeseen conditions with minimal supervision to protect project budgets, schedules, and University operations. Strong interpersonal skills are essential to effectively interact with designers, consultants, contractors, students, faculty, campus leadership, and external agencies while building and maintaining productive relationships. The candidate must be able to negotiate project changes and contract disputes; apply engineering principles to planning, design, and construction; manage project scopes, budgets, consultant contracts, and change orders; and use departmental accounting systems and spreadsheets to track financial impacts. Additional requirements include the ability to research and analyze data to support decision-making; use computer software for communication and project documentation; consult with various University stakeholders; address environmental concerns; and respond to reports from the City of Durham and the North Carolina Department of Environmental Quality. |
| Minimum Education/Experience |
Bachelor's Degree in the Architectural, Construction Management and Engineering disciplines related to the area of assignment; or and equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
3 to 5 years experience in Architectural, Engineering, and/or Construction Manager. |
| Licenses or Certification required by Statute or Regulation |
The ability to obtain American Institute of Architects (
AIA) certification, a Professional Engineer (PE) license, or a degree in Project Management in North Carolina is desirable but not required. |

The position also collaborates closely with University Police, Risk Management, and Human Resources to support and promote the safety of employees, students, and all individuals visiting the campus. |
