Primary Purpose of Organizational Unit
Carolina Housing is committed to providing convenient housing that is secure, inclusive, and supportive. Students create a home in our on-campus communities, build life-long friendships and develop skills for their current and futures successes as they journey through their Carolina experience. In support of this mission, the department provides a comprehensive campus housing operation for approximately 10,000 residents including business services, residence life and education, family housing, administrative services, housekeeping, maintenance, human resources, marketing, and information technology. Within these operations, over 500 full-time, part-time, and student staff are responsible for 3.1 million square feet of residential space and an annual auxiliary budget of over $70 million. The department receives no State funding, which makes the operation unique in that it must manage both revenue and expense projections and budgets. The department is also dynamic in that it must continuously adjust to changes in student preferences, demand, rate levels, and a changing landscape of construction and renovation, and enrollment growth. Carolina Housing prides itself on being student-centered, data -driven and dedicated to continuous improvement. To that end, the department is amid implementing its five-year strategic plan and in the process of long-term capital planning that is likely to include renovation and new construction.
Position Summary
This Facilities Management Project Manager is responsible for a discrete portfolio of projects as called for in the department's yearly operational budget and the Carolina Housing CIP Master Plan. This will include new construction, renovation, replacement, and upgrade projects associated with finishes, furniture, and branding in Carolina Housing residence halls and office spaces. In consultation with the Director of Facilities Management for Carolina Housing, this position will manage assigned projects from planning and design to bid preparation and purchasing to construction, installation, and contract completion. The position is responsible for managing assigned projects to help ensure that safety regulations and guidelines remain current, and that all projects remain within schedule and designated budgets. This position also works closely with others within the department to turn, furnish, and update staff and resident apartments.

This position works with campus partners (Facilities Services, OWRR, EH&S, etc.) and outside vendors and contractors to manage assigned projects within Carolina Housing facilities. This position also works closely with others within the department to manage and communicate project related building disruptions and coordinate small projects for the Housing Support team.
Minimum Education and Experience Requirements
Bachelor's degree in institutional planning, public administration, engineering, architecture, business administration, economics, industrial technology or a related discipline and two years of facility and space planning experience; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
Required Qualifications, Competencies, and Experience
* Operational knowledge of residence hall building programs.
* Prior project management experience.
* Ability to identify and design improvements that are moderate in scope.
* Excellent oral and written communication and customer service skills.
* Must have a valid North Carolina driver's license.
Preferred Qualifications, Competencies, and Experience
* Knowledge of State purchasing requirements and contract bidding practices.
* Experience with project plans and specifications reviews.
* Knowledge of capital project planning and construction administration.
Required Licenses/Certifications
Special Physical/Mental Requirements
Must have the ability to walk through buildings, and climb stairs and ladders.
