What this job involves: The Maintenance Mechanic position involves managing facility operations through hands-on maintenance work and coordination of building systems in an air-conditioned distribution center environment. You'll utilize the Corrigo CMMS system to manage workflow while performing preventative maintenance, regulatory inspections, and compliance documentation to ensure minimal disruption to daily operations. This role requires both independent execution of maintenance tasks and coordination with third-party vendors for specialized services, serving as the primary site contact for service providers. Daily responsibilities include troubleshooting and repairing various building systems such as HVAC, electrical, plumbing, fire life safety equipment, emergency power systems, and dock equipment, while ordering necessary parts and maintaining inventory. You'll need to demonstrate proficiency with tools and safety equipment, comply with all safety protocols including LOTO and hot work practices, and maintain a clean, safe workplace. The position demands strong communication skills to provide timely customer service, coordinate scheduling with affected personnel, and work independently with minimal supervision. This role combines technical maintenance expertise with vendor management responsibilities, requiring flexibility to meet client needs including on-call availability while ensuring all work is performed efficiently and safely.

What your day-to-day will look like:

  • Manage/facilitate workflow via Corrigo CMMS.
  • Assist Scheduling of preventative maintenance and regulatory inspections with a minimum disruption of building operations (in-house and/or managing through 3rd party vendors)
  • Completing multiple compliance/regulatory Inspections, checklists, PM's at regularly scheduled intervals and ensuring all compliance documentation that goes with the PM's or inspections are completed and filed.
  • Assist or self-perform and/or delegate preventative maintenance tasks to the appropriately qualified outside service providers/vendors.
  • Assist or self-perform demand maintenance tasks/repair work/small project work. OR depending on size/scope, delegate/assign as necessary to the appropriately qualified outside service providers/vendors.
  • Ensures that all work performed is accomplished efficiently with a minimum amount of disruption and inconvenience to the client. ***provide adequate notification to the client**** (advanced written notice to the Ops leadership and affected employees)
  • Working with third party vendors including scheduling/managing/escorting within the facility.
  • Be a site POC for service providers and communicate the scheduling to the affected site/client personnel.
  • Orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
  • Demonstrate the proper use and care of tools and instruments.
  • Comply with all JLL/Client safety policies and protocols. (PPE, Safe Work Practices)
  • Maintains a clean and safe workplace.
  • Respond to customer inquiries in a timely and professional manner.
  • Performs additional duties as requested.

Required Qualifications:

  • Candidate must be proficient in use of Microsoft Outlook, Word, Excel, and internet usage and navigation and be able to effectively communicate to the Client.
  • Candidates must be able to work independently and effectively to perform duties with little direct supervision.

Preferred Qualifications:

  • 5+ years of experience in general building repair and maintenance, troubleshooting equipment, basic carpentry, plumbing, electrical.
  • Commercial buildings/systems. This position is in an air-conditioned Distribution Center with small office.
  • CMMS experience (JLL uses Corrigo platform)
  • Safe working practices - LOTO, safe Hot Work practices (permits)
  • FLS equipment- fire pump, risers, PIVs
  • Emergency Power systems - Generators, ATS
  • Basic electrical troubleshooting (low voltage, single & 3 phase electrical systems)
  • HVAC routine maintenance and troubleshooting skills. (Certifications are desirable but not mandatory)
  • Dock Equipment - dock doors, levelers, restraint systems
  • Building storage systems - High Bay racking construction, components
  • routine small-scale plumbing, electrical and mechanical, carpentry skills
  • Knowledge of the safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguishers.
  • The ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.

Work Schedule:

  • Shift: Monday to Friday, 1st shift hours
  • The job has a set schedule (M-F); however, the candidate must be flexible with schedule to meet the client's needs and there are on-call requirements.

Estimated compensation for this position:

56,160.00 - 66,560.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
