Rockland Trust is seeking a Home Equity/Consumer Loan Closing Specialist to review, approve and/or resolve property title, deed, POA, Betterments, orders of conditions and Trust issues to ensure the Bank holds a clear and secure lien on collateral. Jobholder will prepare accurate and timely closing packages for all consumer and home equity products and scenarios and ensure all closings conditions, laws and regulations are accurately applied to each package. Assist in the post-closing process to ensure accuracy, completeness and delivery of documents for recording. It is essential to develop and enhance relationships with attorneys, vendors and business partners to ensure quality and quick and efficient workflow.

Primary responsibilities:



  • Review and approval of property title report and all legal and regulatory documents including but not limited to, POA, property deeds, betterments, executions, and Trusts, to mitigate fraud risk, determine ownership of collateral, and resolve deed and encumbrance issues.
  • Manage the ordering and delivery of property titles, and communicate and track the escalation of issues to attorneys and customers when needed.
  • Manage the Trust review process including working with attorneys to order, track and monitor reviews and generate a comprehensive checklist for each type of Trust and borrower scenario to assist the closing team with providing accurate and legal documentation.
  • Prepare complete and accurate home equity line/loan packages and all other associated loan closing documents including Closing Disclosures, Modifications, Affidavits and Subordination agreements.
  • Assist post-closing team to ensure accuracy and completeness of all types of home equity and consumer loan closings when needed.
  • Assist with scheduling closings, monitoring the closing pipeline and closing calendar and obtaining closing conditions.
  • Assist with compliance monitoring as needed


Position Requirements:



  • Individual who is highly motivated, organized and detail oriented with the ability to thrive in a fast paced, high volume and deadline oriented environment. Must have the ability to multi-task and quickly switch gears depending on staffing needs and loan volume.
  • Prior knowledge of home equity and consumer documentation and compliance requirements
  • Excellent verbal and written communication skills to professionally work with customers and attorneys and effectively describe and communicate issues and resolution process
  • Strong understanding of lending and legal requirements of residential property secured loans
  • Ability to independently research and understand complex property, deed, ownership, trust and various lien types on the registry websites to ensure secure liens.


Qualifications:



  • Minimum 2 years' experience in home equity or residential mortgage banking required
  • Excellent time management skills
  • Prior knowledge and experience in home equity or mortgage workflow and documentation requirements.
