FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.


OVERVIEW

This part-time position is responsible for the leasing process from the introduction to the resident taking occupancy andmaintainingdiligent communication throughout the resident's tenancy.Interacts directly with prospective and current residents to achieve maximum occupancy and to deliver the highest level of customer service.

DETAILED ROLES & RESPONSIBILITIES



  • Develop andmaintainfirst class customer service relationships with prospects and residents.





  • Ensure leasing office, tour path, model apartment, vacant apartments,amenitiesand general curb appeal of community isimpeccable.Take Sparkle Bucket tospot cleanany vacant availableifnecessaryin ordertomaintainthe high standard of which FCIResidential issynonymous for.





  • Sell the community'sfeaturesand services to prospectswith thorough product knowledge of the property, sister properties and competitors.





  • Convert phone calls totours, property tours to leases and internet leads to tours and/or leases.





  • Ensure guest's information iscomplete and enteredinthe property management software and follow up is completed for prospects.





  • Accurately prepare andhavethorough knowledgeofall lease-related paperwork. This includes processing applications, preparingmove in information,renewal letters and renewal lease,move out requestsand any other formsutilizedas they relate to leasing and resident relations.





  • Continuously review performance reports weekly.Use data to analyze what is needed to lease available and upcoming apartments.Make recommendations toPropertyManager as to what you believe will help the process.





  • Manage and resolve resident concerns including maintenance service requests.Follow up with residents to ensure quality service.





  • Actively engage in marketing andassistwithdeveloping and implementing strategies to increase property traffic and internet leads.Participate in outreach marketing activitieswhen necessary toobtain prospective residents.





  • Plan, organize andattendresident functions.





  • Create content for social media.





  • Preparemarket surveysmonthlyandhave full knowledge ofcompetitors'featuresin comparison to your community.Must visit the properties twice yearly.





  • Assistin placing, removing/updating banners, balloons, bandit signs, A-frame signs, flags etc.






  • General clericalassistanceincluding but not limited tomanaging phones,entering maintenance service requestsin the propertymanagement software andordering office supplies.





  • Responsible for knowledge of management company and community policies and procedures.





  • Complete required training courses either online or in person meetings.

  • Flexibility to work longer work hours and odd schedules in order to fulfill job dutiessuch as resident events.



ESSENTIAL REQUIREMENTS



  • High School diploma or general education degree (GED)ispreffered.





  • Englishrequired(bi-lingual a plus).



  • Proven sales and closing skills, go-getter.



  • Weekends and extended hours required.
