Senior Director Facility Planning

Provides leadership and strategic direction of the organizations Facility Planning department in support of Enterprise Business Goals and Objectives. Responsible for the execution of office, retail, medical, warehouse, etc. space programmatic activities for all owned and leased facilities (e.g. interior space programming and design (space planning), construction management, inter-office moves, field office relocations etc.). Research and evaluate new furniture product, technologies and standardization opportunities to meet the ever-changing needs of the organization.

Key Responsibilities:
Space Programming and Design
* Supports corporate business goals and objectives through the assessment, development and implementation of strategic facility planning requirements as it relates to all corporate owned and leased office space for Florida Blue and its wholly owned subsidiaries as well as tenant and sublease office space.
* Consults with all levels of management on the assessment of corporate initiatives and resulting impact on corporate office space.
* Regularly meet with Divisional Leadership throughout the Enterprise to gain a complete and thorough understanding of their ongoing / upcoming needs which are then used to develop strategic support plans.
* Communicate strategic solutions that optimize the utilization of existing office, industrial, retail, medical and air hangar space.
* Identify issues and opportunities in order to develop cost effective business and facility solutions.
* Possesses knowledge of the organization's reporting structure, business strategies and dependencies to include strategic planning and forecasting of future space requirements and resulting critical departmental alignments.
* Forecast office space requirements and alignments as a result of chancing corporate initiatives. Develops and communicates impact of alternatives.
* Develops and recommends strategic implementation plans in support of corporate initiatives and inter-departmental dependencies.
* Determine project scope and implementation plans resulting in the most efficient and cost-effective space utilization strategies.
* Align activities with Corporate Real Estate strategies, and assist with resource planning for project implementation.
* Work closely with Corporate Real Estate upon site acquisition, disposition and/or lease renegotiation(s) on the development of space planning and construction schedules that minimize the impact of business requirements.
* Supply Corporate Real Estate with interior space plans to be used in the development of design / construction specific contracts.
Project / Department Management
* Responsible for performance management and professional development of direct reports; allocates resources and assigns priority to projects.
* Development and coaching of the employees as it related to performance management process.
* Leads and directs the Facility Planning team members as required to ensure cost effective, efficient and effective project results.

* Assigns / balances priority to projects based on needs of customer as well as current departmental workload
* Engage and coordinate appropriate internal and external resources, (IT, Safety & Security, Occupational Health & Safety, Corporate Real Estate, Architects, General Contractors, engineers, etc.), as required.
* Develop staff to ensure the performance of their duties correlates with the needs of internal and external business requirements.
Business Relationships
* Develop and maintain a broad network of technical experts/resources internal and external to the organization to manage all aspects of facility planning and project management.
* Provide leadership and direction in order to liaison between key internal/external stakeholder (human resources, security, life safety, IT, occupational health, facility planning, real estate, business risk solutions, architects/engineers, general contractors, sub-contractors, various government agencies, etc.) to ensure that programs are implemented effectively.
* Develop and maintain key business relationships and contacts, e.g. vendors, suppliers, local/state/federal regulatory agencies, etc. Participate in professional associations that support company goals, objectives, and values.
Financial Acumen
* Financially manage (reporting and reconciliation) the organization (Building Occupancy Chargeback) budget for all office, medical office, hospital, retail, air hangar and industrial space.
* Accountable for corporate fixed assets (furniture and equipment) throughout the Enterprise. Consult directly with Finance, Corporate Tax and Accounts Payable to ensure monthly reporting is in compliance with all rules and regulations.
* Forecast and align space requirements to meet operational effectiveness throughout the Enterprise.

What's Required:
* 10+ years' related work experience in managing functions such as planning, feasibility studies, design, construction and renovation.
* 5+ years' direct supervisory/management experience
* Related Bachelor's degree in Architecture, Interior Design, Engineering, Business Administration or related discipline, or additional related work experience

Preferred:
* MBA or other related advanced education, as well as applicable professional certification, (ASID, CFM, FMP).
* Working knowledge of AutoCAD, Computer Aided Facility Management software, and BOMA industry standard practices for office space calculation.

General Physical Demands
Sedentary work: Exerting up to 10 pounds of force occasionally to move objects. Jobs are sedentary if traversing activities are required only occasionally.

Annualized Salary Range: $122,000 - $198,300

Typical Annualized Hiring Range: $122,000 - $152,500

Final pay will be determined with consideration of market competitiveness, internal equity, and the job-related knowledge, skills, training, and experience you bring.
