General Job Description:

Property Manager to manage and maintain ACCO Engineered Systems, Pasadena Headquarters facility. The Property Manager will oversee day-to-day operations, maintain the building, tenants and occupants' satisfaction.

Essential Duties & Responsibilities:



  • Oversee the day-to-day operations of the facilities: Electricity, gas- NG, Water, trash, recycling.
  • Manage- Building website, budget-projections, approvals and implementation, vendor & contractors.
  • Supervise and direct building engineer, security, access control, security cameras, key systems, fire alarm, fire drill and parking staff.
  • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
  • Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence, and file notes.
  • Establish the Property Management Plan, Preventative Maintenance Policies and Procedures and Property Operations Manual.
  • Work with building staff- Security contractor, janitorial, parking attendant, Building Engineer.
  • Prepare comprehensive management reports monthly.
  • Prepare and manage annual operating budgets.
  • Review real estate tax assessments.
  • Manage the recurring manual billings (water, sewer, electric, etc.).
  • Represent our building with the city, Playhouse District, Tenants, and construction projects.
  • Coordinate collection efforts of accounts receivables.
  • Review annual and monthly expense reconciliations.
  • Provides excellent tenant service. Responds to tenant requests/problems in a timely and courteous manner and generates work orders directed to vendors or maintenance staff. Follows up with tenants to ensure satisfactory resolution.
  • Other duties as assigned.

Position Requirements (Skills, Work Experience, Education, Certifications, Licenses, etc.):



  • AA in Business Management or Real Estate Management, or related field.
  • 5+ years of Commercial Property Management experience
  • Excellent communication skills both verbal and written.
  • Innovative marketing skills and abilities.
  • Budget experience -ability to review financials and provide variance explanations.
  • Excellent customer service and Exceptional organizational skills.
  • Knowledge and proficiency in Microsoft excel.
  • Must be self-motivated, creative, and resourceful.

Hours:

This is an exempt position from Monday through Friday. However, weekend work may be required based on business needs.

Competitive Wages:

$71,175.00 to $97,181.25 Annual Salary. Applicants please note that actual compensation is determined by several factors that are unique to each candidate, including but not limited to job-related skills, depth of experience, certifications, relevant education or training, and specific work location, among others. The offered wage or salary is only one aspect of an employee's total compensation.
